Had a lovely week at Waveney Cottage – spotlessly clean and close to all amenities. Great base for exploring the rest of Norfolk or just having a lazy day in Wroxham as there are enough places to eat and drink locally. There is a lovely welcome pack when you arrive with lots of essentials to tide you over. We will definitely book this house again on our next trip.
Fabulous waters edge retreat. Had a great stay in this spotlessly clean modern house with own private mooring close to the centre of Wroxham. Quiet at night and perfect for touring the broads.
Lovely comfortable base. Very well maintained house. When arrived there was a lovely welcome pack. House very close to all local amenities and wroxham is a great location to travel to other areas of the county. Loved the comfortable outside decking area and the swans that were waiting to greet us every morning. Am disappointed to leave.

Perfect cottage situated in the heart of the Norfolk Broads. This cottage is very well equipped and furnished and provided an excellent base from which to explore the area. Although my husband and I were on our own it would be comfortable for six. We enjoyed being by the water and amongst the boats. We had a traumatic journey arriving eventually on the back of a breakdown truck with a sick car. Having the centre of Wroxham within an easy walk was very handy until we were mobile again. Highlights around were the seal colony on the beach at Waxham; the bluebells and the house at Blickling Estate; the Norfolk Nature Trust centres at Ranworth and Hickling Broads; and, of course, the beautiful scenery.Christine S
Everything you want for a relaxing break away.Considering we had 6 adults, and 2 teenagers, the accommodation was very spacious for us all. The accommodation was very clean and tidy, and the owners very accomodating. We arrived to a bag of goodies with all your essentials, including a bottle of wine, what more could you ask for. Located in its own private mouring area, it is conviently located to all your amenities and eateries. In all an excellent stay.Dale A
Great cottage in a fantastic location. Good size cottage for us 5, parents with adult children aged 19,18 and15. Comfy beds, well equipped and clean property directly on the broads. Cooking facilities ample for self catering. Watched a Heron and Swans each day from the living room. Veranda from French doors with direct access to water, I personally wouldn’t bring small children to this cottage because of this. Lovely welcome pack. Warm house which was just as well as weather cold for April. Could walk to everything you need such as supermarket, takeways, restaurants and of course day boats and day trips. The front of the house can be busy at times when people are cleaning the boats or on changeover days, but this didn’t disturb us. Enough to do in the local area such as visit to Norwich and Sheringham. You can get the train easily but we found car and parking more cost effective. Has two bathrooms but both small, and one is ground floor, and in the end we didn’t really use the small shower downstairs because it was compact. Also there is a data cap on the Wi-Fi so download things such as film and music before you arrive, or go to McDonald’s in town to get some more WiFi. This wasn’t an issue for me but with 3 Young adults, some trying to study, this was a problem towards end of the holiday. However in such a rural and beautiful location it is not surprising and shouldn’t put you off. Would highly recommend this cottage, and would return in the future. Very comfortable house. The house is very comfortable and well equipped and in a convenient, quiet location to watch the coming and going of the boats but an easy stroll to shops and restaurants.
Waveney Cottage is the perfect base to spend your holiday on the Norfolk Broads. On arrival at Waveney Cottage we found the property clean and well equipped with a welcome pack including tea, coffee, milk and even a bottle of wine! A very welcome gesture. The cottage has everything you need for your stay and is located just a 5 minute walk from Wroxham town which is perfect for the shops and restaurants. My dad enjoyed fishing from the deck at the back of the property whilst I sat and relaxed watching the wildlife. It was a well needed relaxing break for the family. The only minor complaint would be the construction work that started a couple of days into the holiday at the rear of the house opposite but as the owners were not aware of this it was just one of those unavoidable things that happen. It was completed in approximately 5 days. I would recommend taking a boat trip along the river, there are some beautiful properties along the banks and you also get to see some amazing wildlife. Although from the property we saw the local otter so plenty to be said for relaxing on your doorstep too! Would definitely recommend Waveney Cottage to anyone looking to holiday nearby.Karen H

What a lovely base to have ‘in The Broads Surrounded by boats and water and a perfect week weather wise. The house was very comfortable.and very clean. Having come from a rental in London for three (which had crockery and cutlery for two) it was lovely to have at least 10 of everything.. Shaun and Andrea left a lovely welcome pack which was much appreciated. Certainly a lovely place to visit. Within walking distance of everything you need (supermarket, fish and chips, boat trips, restaurants and tea rooms). If you have a car there are some lovely drives/day trips you can do. Two ‘musts’ would be visits to Blickling Estate near Aylsham and Holt. Would recommend to friends!
Fantastic Break, Great holiday at Wroxham. Beautiful Accommodation. Very clean well equipped and beautiful location. Shaun and Andrea have taken great care to think of everything and a pleasure to deal with. The Shed next door for wee drink and food and lovely people. Great boat hire in your doorstop. Very near to Gt Yarmouth and nice wee beach at Happisburgh. Norwich only 20 mins on train. Thank you for a lovely holiday. Xx
Great cottage in great location. Lovely cottage, very well equipped and high specification throughout. 3 large bedrooms. Great for families. Driveway for parking. Freeview tv and wifi too! Great balcony/decking area on the waterfront, lovely for eating lunch or watching the wildlife (including swans and herons). Quiet location surrounded by water and boats at front and back, but easy to walk to Wroxham bridge, shops, day boat hire, etc. About 30 minutes drive to lots of attraction including Norwich city centre, coastal towns /villages and various places of interest. Would highly recommend!
Centrally situated in Wroxham, excellent, clean, well equipped accommodation. Welcomed with some milk in the fridge and a bottle of wine. Lots of little touches to make our stay comfortable. Much appreciated. We enjoyed our week’s holiday in Waveney Cottage. Lots to do, lovely country pubs and great days out. Would recommend trips to BeWILDerwood, local zoos and of course messing about on the water. Will return to the Broads again and would certainly recommend this accommodation.
We had a lovely week in Wroxham,the weather was very kind for us enabling us to sit on the patio and enjoy watching the swans. Easy walk through the boatyard into the village for morning paper etc. Also easy to reach the boat tours. Easy ride to the coast and other Norfolk attractions. Would recommend the cottage very highly.The welcome pack was very much appreciated.

What a fantastic holiday, excellent location, Excellent, well equipped property with a really nice welcome package. It’s the little things sometimes that go a long way. The property was clean and presented well, my husband sat out fishing and caught plenty. My only gripe is wifi / internet very poor connection it would be so worth while having it at the property for our family, but I’m being picky, and I was fully aware before my visit there was non. Would I return ? Yes. would I recommend ? Absolutely Iv already passed the details on. There’s no reason you won’t love the house or the area.
Where do I start? the location, the modern house, the matresses, the fantastically supplied kitchen, the cosiness of the sofas…just everything, this house was a perfect base from which to explore the Norfolk Broads- the house was very well provided for, and felt very homely from our first steps into the house. Directions to the house were very clear, and all manuals for how to operate various items in the house were provided. Really happy with this house and the owners 🙂Sarah N

Wroxham has it all and is a great place to base your holiday. Not too far from the coast and Norwich a short drive away, if you like a busy city. The accommodation was first rate, looking directly out onto the river Bure ( an inlet where you can moor). We were able to fish directly out of the back door and caught a few Roach over a couple of days. We were a collection of three older adults, one young adult, a three year old and an eight year old and there was genuinely something for everyone. Don’t miss Wroxham Barns, Bewilderwood, The Bure Valley Railway and of course any number of seaside towns. We thoroughly enjoyed ourselves as we always do ( five years now) and will definitely be back next year. Our host Shaun was most helpful and we would recommend Waveney Cottage to all. ,
Can’t thank you enough for a fantastic short break that we’ve had here at 41 Waveney Cottage, outstanding holiday home, clean, spacious and to such a high standard! We hired a boat and it was brilliant that we could moor it up right outside for the night. Looking forward to returning next year. Many thanks again for such a pleasant holiday.
We stayed as a family of four adults, the cottage was very clean and furnished to a high specification. When we arrived the staff at reception was very friendly and helpful and the cottage was ready 3 hours earlier than advertised. To the rear of the cottage was a marina for holiday boats, and their comings and goings did not intrude at all, also parking for your car was outside the kitchen window. To the front is a decked area overlooking another quiet marina and a further row of cottages, we had regular visits by swans, geese and a heron. Wroxham is a five minute walk away with restaurants, take aways and supermarkets, which makes the whole package a good base for exploring Norfolk, we would go again.
The facilities are excellent, a clock would be appreciated. The decor was extremely good, with pictures etc. A lot of thought has gone into the bathrooms. All the family have enjoyed the stay here!Survey Form
The facilities are superb and very comfortable. We have everything we need and the location is idyllic. Very clean when we arrived, well done. There is nothing I can think of to improve on. Thank you for our stay!!
The accommodation and location were excellent. The house is maintained to the highest standard and was spotlessly clean. The reception staff were excellent and prepared the house for early occupation. The “Shed Bar” is a fantastic place for real ale drinkers with an unbelievable selection of beers. All in all a most relaxing and enjoyable stay.
Family of 4 had a fantastic weeks holiday. Cottage decked out to very high standard, very clean, plenty of room and very comfortable. If you want the broads look no further as this cottage is in an excellent location. Decked seating area at the back of the cottage was great to relax on after a busy day site seeing. The Walk into the town of Wroxham 5 minutes with plenty of shops, pubs and eating places. It was easy to hire a boat for the day from in the town and canoe hire also available locally.

We loved our stay at the peninsula and the cottage had everything we needed to make our stay perfect. As I have two young children the washing facilities in the cottage where used a lot and the modern kitchen meant that we could eat in and enjoy the view of the river. The downstairs shower room meant that my elderly father was as comfortable as we were and although the cottage from the outside didn’t look like a new build the interior was done to a very high standard.
